Escrow for property deals
Escrow isn't built into Ecuador's property process the way it is in the US or Canada. Money usually changes hands at the notary, which leaves buyers and sellers exposed in between.
When escrow helps
Grace & Nelson offers escrow account services for property transactions. It's most useful when:
- you're buying from abroad and won't be at the signing
- a deposit has to be paid on the promesa de compraventa, weeks before the deed
- the sale depends on conditions, such as a lien being lifted or repairs being done first
- buyer and seller don't know each other, or one side is using a power of attorney
